Property tax. That’s it.
A deliberately narrow practice. We are not a full-service firm and we do not pretend to be. What we do is UK property tax and what happens to it when you die – and we do that with people whose entire working life has been in it.
Four things, done properly
Property tax planning
Creating it, regenerating it, repurposing it, or just checking what you already have. More than twenty-five years has finessed a four-step process: understand your circumstances, deconstruct any existing planning, strategise, then keep it that way.
How to own property
Personally, through a company, through a partnership or LLP. How you hold it changes the treatment at purchase, throughout ownership, on disposal and on death. What was right ten years ago may not be right now.
Private Residence Relief
Your home is normally exempt from Capital Gains Tax on sale. What that depends on, how to establish it properly, what puts it at risk, and what happens to inherited property.
Passing on the business
Moving the value of a property business to the next generation while income and control stay where they need to be. Partnerships, share classes, trusts, debt. Which - if any - fits depends entirely on your facts.
One road, three documents.
All of it is delivered through the Resource Optimisation Programme – the road less taxed. Your Opportunities Report (free) shows what might be possible on your own facts. Your Map the Gap Report (free) answers “how much is enough?” and ends in a green, amber or red verdict – and if it’s red, we stop, in writing, with no fee taken. Your Fix the Tax Report (£1,400) is the plan itself: ten domains, sequenced, signed by a Chartered Tax Adviser. Then named Experts in Residence put it in place at fixed written fees, and Your Living Plan keeps it right.
What we don’t do.
We are not regulated financial advisers. Pensions, investments and insurance products belong with someone who is. We will say so and point you at one.
We don’t do cross-border. If you live outside the UK, or you are planning to, that is a different discipline and it lives at our sister brand Legacy.Partners.
We don’t do novel. Tried and tested only. If something turns on an argument nobody has run yet, we will tell you and we will not do it.
We don’t sell you a structure before we know your numbers. Family Investment Companies, trusts, partnerships – all real instruments, all occasionally right. None of them is the answer until we know what your surplus is. Our view on FICs, since everyone asks.
We don’t charge a percentage of your assets. Fixed fee, in writing, before you commit. Or an hourly rate, if you prefer it.
Five properties and upwards, give or take.
Typically people who have finished the building phase and are thinking about what happens next. Often around £3m of property, frequently a good deal more. Sometimes held personally, sometimes in a company, usually a mixture that grew rather than got designed.
Individuals, families, partnerships, LLPs and companies. Some are professional landlords, some are people who happen to own a lot of property. Both, in equal measure.
What they have in common is that they want the next generation to get it rather than HMRC, and they have not yet found anyone who could explain how without asking them to give up the income.
